The Straight Answer
Zoning divides a building into separately controlled areas, each with its own thermostat, and uses motorized dampers inside the ductwork to send conditioned air where it is currently being asked for — rather than pushing the same air everywhere and letting one room's reading speak for the whole property.
Be careful with the install, though. Improper damper placement or poor airflow design raises static pressure and reduces system performance, so zoning applied to ductwork that is already restricted makes things worse rather than better. That is why the airflow evaluation comes before the design. Zoning is a distribution solution, and it can only redistribute the airflow a system actually has.
When Zoning Is The Answer
Second storeys hold more heat than lower levels, and a downstairs thermostat has no way to know. This is the most common zoning case in Florida homes.

A smart thermostat is a better controller in one location. Zoning adds more locations and the hardware to act on them — separate thermostats plus motorized dampers that physically redirect airflow. If your problem is scheduling and remote access, a smart thermostat is enough. If your problem is that rooms need different temperatures at the same time, only zoning solves it.
Often, yes — but it depends on the ductwork and the equipment rather than on wanting it. We assess duct layout and airflow capacity, equipment compatibility including how it stages when only one zone calls, and static pressure. Where the ductwork cannot support it, correcting that first is the honest sequence.
When zones close, the air the blower is still moving has fewer places to go, which raises system pressure. A bypass damper gives that air a route, maintaining proper airflow and protecting the equipment. Not every design needs one, but a zoning proposal that has not considered the question is a proposal to watch carefully.
It can, by responding to demand per zone instead of conditioning the whole building to satisfy one thermostat, and by not spending runtime on unoccupied areas. The saving depends on how differently your zones are actually used. Badly engineered zoning can increase consumption by raising static pressure, which is why the design work matters more than the hardware.
Heat rises, upper floors take more roof and sun load, and a downstairs thermostat reports satisfied while upstairs is still warm. The system then shuts off. It is the textbook zoning case, though it is worth confirming the upstairs ducts are not also undersized or leaking, because those produce the same symptom and zoning alone would not fix them.
Zoning divides the airflow you already have through existing ductwork, so it suits buildings with sound duct and a capable system. Ductless suits spaces the ductwork never reached — garages, additions, sunrooms — or buildings with no duct at all. Sometimes the right answer is zoning for the main building plus a mini-split for the one difficult room.
