The Straight Answer
The evaporator coil absorbs heat from indoor air and the condenser coil releases it outside. Coat either surface with dirt or biological buildup and the system loses its ability to transfer heat, so it runs longer, costs more and cools less.
What makes this worth acting on rather than tolerating is where it ends. Restricted coils raise refrigerant pressure and push compressor operating temperatures up, and sustained strain of that kind contributes to premature compressor failure. The compressor is the most expensive component in the system.
So the economics are unusually clear. Coil cleaning is one of the cheapest services on this site. Replacing what neglect eventually kills is one of the most expensive. That is the entire argument, and it is why this is maintenance rather than cosmetics.
What You Notice
All four look like equipment faults and often are not.
The system runs constantly but never quite gets there, or warm air comes from the vents. Heat transfer has degraded even though the equipment is working.
Restricted airflow across a dirty coil drops its surface below freezing. It looks like a sudden failure but was months in the making, and running it makes it worse.
Higher than normal energy bills with no change in how you use the system. The classic signature of efficiency lost gradually rather than a fault appearing suddenly.
Weak airflow from vents and indoor humidity that stays high. Poor moisture removal is a coil symptom as often as an equipment one.

How We Work
Proper cleaning removes embedded contaminants, not just surface dust.
Evaporator and condenser condition assessed before anything is sprayed, so we know what we are dealing with and whether corrosion is a factor.
Mould, biofilm and debris removed from indoor coil surfaces. This is usually the dirtier of the two and the one a hose cannot reach.
Coil fins cleaned without damaging the delicate aluminium. Bent fins restrict exactly the airflow you are paying to restore.
Outdoor coils deep cleaned rather than rinsed from the outside, with pollen, sand and grit cleared from between the fins where it packs in.
Refrigerant pressure response checked after cleaning, which confirms heat transfer actually improved rather than assuming it did.
Common Questions
Rinsing loose debris off the outside helps a little and is worth doing between visits. But most of what restricts a coil is embedded between the fins and needs specialised tools and cleaning agents to shift.
Two cautions. Hose pressure bends aluminium fins easily, and bent fins restrict exactly the airflow you were trying to restore. And it does nothing for the indoor evaporator coil, which is usually the dirtier of the two.
Usually restricted airflow across a dirty evaporator coil. With too little warm air passing over it, the surface drops below freezing and condensation turns to ice, which restricts airflow further.
Running the system through it compounds the problem and risks the compressor. Switch it off, let it thaw, and have the coil cleaned and the charge checked. Low refrigerant produces the same symptom, so both need ruling in or out.
More often than in cooler regions, because systems here run close to year-round and the air being pulled across those surfaces carries high humidity, heavy pollen, salt near the coast and storm debris.
Annual cleaning suits most properties. Coastal and heavily wooded sites often warrant more. Coil cleaning is part of every maintenance visit we do, so if you are on a schedule it is already covered.
