Larger floorplans, multi-zone systems and attic air handlers make Lake Mary homes more complicated than most, and a warm room upstairs is rarely what it first appears to be. AC repair, replacement, zoning and 24/7 emergency service, licensed since 1976.
Lake Mary HVAC
Total Comfort is an HVAC contractor serving Lake Mary and Seminole County since 1976 under Florida state license CAC029376. For Seminole County, call 407-805-1279.
Lake Mary homes tend to be more complex than the county average, and that changes what a service call looks like. Multi-zone cooling, attic-mounted air handlers and larger floorplans mean more places for a fault to hide: a failed zone damper, an out-of-balance system or a thermostat calling from the wrong zone can all present as one warm room. Guessing at parts does not work well on equipment like this.
The setting adds its own load. Heavy tree cover, high humidity and frequent rainfall contribute to moisture buildup and restricted airflow around outdoor units. Attic-mounted equipment is worth particular attention, because a blocked condensate drain up there does not just stop the cooling, it finds its way into the ceiling below. In the older neighbourhoods, aging heat pumps and tired ductwork struggle to hold temperature evenly across a big house.
What We Handle In Lake Mary
Air conditioning, heat pumps, zoning, ductwork and indoor air quality work for Lake Mary's gated, established and newer communities.
Diagnostics and repair for air conditioners blowing warm, short cycling, tripping breakers or leaking water.
View AC RepairZone dampers, controls and balancing. The usual culprit when one part of a large house never keeps up.
View ZoningLoad-calculated installations sized room by room, which matters on a larger multi-zone floorplan.
View AC InstallationAround the clock response when the air conditioning fails at night, on a weekend or during a heat advisory.
View Emergency ServiceSeasonal tune-ups including the attic drain line, which is where the expensive failures start.
View MaintenanceHeat pump repair, installation and maintenance, the most common system type across Lake Mary.
View Heat Pump ServiceDuct repair, sealing and balancing. Long runs to distant rooms lose capacity if they are not sealed properly.
View DuctworkPurification, filtration, UV coil treatment and dehumidification for humid, heavily shaded properties.

How We Work
No mystery pricing and no work performed before you approve it.
Reach a real person at 407-805-1279, or send the form and we confirm a window. Emergencies are dispatched around the clock.
A licensed technician tests the system properly: pressures, electrical, airflow, zone dampers and drain, so the actual fault gets found.
We show you what failed and what it costs to fix, in writing, before anything is replaced.
Repairs completed on the first visit whenever the part is on the truck. Installations are sized and permitted to code.
The system is tested under load, zone by zone where relevant, before we leave.
Common Questions
AC repair, installation and full system replacement, maintenance and tune-ups, heat pump service, zoning systems and controls, duct repair and balancing, and indoor air quality solutions, for homes throughout Lake Mary and Seminole County.
On a Lake Mary floorplan it is usually not the air conditioner. The likeliest causes, roughly in order: a failed or stuck zone damper, a system that has drifted out of balance, a long or leaking duct run losing capacity before it reaches that room, or a thermostat satisfying from a different zone than the one you are standing in.
All of those are diagnosable and none of them are fixed by adding refrigerant or replacing the system. Ask for the zone dampers and airflow to be checked before you accept a replacement quote. See zoning products.
Use 407-805-1279 for Lake Mary and the rest of Seminole County. The 386 number covers Volusia and Flagler. Both reach the same company; the Seminole line just gets you to the right dispatch faster.
Yes, mainly around water. An attic air handler drains condensate away from a position above your living space, so a blocked line means water finds the ceiling rather than a floor drain. Attics also run hot, which is hard on components and makes duct insulation quality matter more.
At minimum the drain line should be cleared and the safety float switch tested at every service visit. That switch is what shuts the system down before the ceiling gets damaged, and it is frequently never checked.
Twice a year: one visit before cooling season for refrigerant charge, electrical components, coil condition and the condensate drain, and one in the fall for the heat pump before the first cold front. On multi-zone systems the visit should also confirm each zone is actually responding, since a failing damper can go unnoticed for a whole season. See our AC maintenance and tune-up service.
