Why Twice A Year, Not Once

Heat pumps in Florida run far more hours than systems in seasonal climates, because they do both jobs. That continuous operation in heat and humidity accelerates wear on compressors, coils, refrigerant circuits and electrical controls. A single annual visit only ever tests one mode properly, and it is always the mode that happens to be running that day.

The practical case for two visits is simple. A spring inspection checks cooling performance before summer load arrives. A fall inspection checks heating mode, the reversing valve and the defrost cycle before the first cold front, which are precisely the components that have sat unused for months and are most likely to fail on their first call of the season.

Each visit examines things the other cannot. That is not a sales structure, it is a consequence of how the equipment works: half the system is effectively idle in each season, and idle components are the ones that surprise you.

Coil Contamination

Contaminated coils reduce heat transfer, so the system runs longer for less result. It is gradual, invisible, and arrives as a rising bill rather than as a fault you would call about.

Electrical Wear

Capacitor and contactor wear plus connection corrosion. Cheap parts whose failure stops the whole system, and they tend to give out on the hottest or coldest day of the year.

Reversing Valve And Defrost

The two components unique to heat pumps. Both sit idle for months, and both are why a system that cooled perfectly all summer refuses to heat in December.

Drains And Blower Strain

Clogged condensate drains that overflow into the building, plus blower motor strain and thermostat drift. All cheap to catch and expensive to leave alone.

Worth knowing: change your own filter monthly through the cooling season. It costs a few dollars, takes a minute, and removes the single most common cause of the airflow complaints we get called out for. A maintenance visit is not a substitute for it, and no plan should be sold to you as one.

The Checklist

What Every Visit Covers

Measured rather than glanced at, and written down rather than remembered.

STEP 01

Pressures, Superheat, Subcool

Refrigerant pressure analysis across the circuit with superheat and subcool verified, because pressure alone can look perfectly acceptable on a system that is performing badly.

STEP 02

Both Modes Tested Separately

Cooling and heating performance tested one at a time. Passing in one mode proves nothing about the other, since the refrigerant cycle runs in opposite directions.

STEP 03

Reversing Valve And Defrost

Reversing valve operation tested directly, since it is what makes heating possible at all, and the defrost cycle inspected, because a board that cannot clear ice puts the compressor at risk.

STEP 04

Electrical Under Load

Capacitors, contactors and connections inspected and tested under load rather than eyeballed. These are inexpensive parts whose failure takes the whole system down.

STEP 05

Coils, Drain, Airflow, Thermostat

Evaporator and condenser coils cleaned, condensate drain cleared, airflow and static pressure evaluated, thermostat calibrated. Then the findings are documented for your records.

Because the refrigerant cycle runs in opposite directions depending on mode, so a fault can be completely invisible in cooling and obvious in heating.

A system that passes a summer check can still refuse to heat in December, usually the reversing valve or the defrost board, both of which have been idle for months. Testing only the mode currently running is how those faults get missed.

Temperature measurements taken alongside refrigerant pressures that reveal whether the charge is genuinely correct and the system is transferring heat properly.

Pressure readings alone can look acceptable on a system that is performing badly, so verifying superheat and subcool is what makes a tune-up a measurement rather than a glance at a gauge. Ask whether they were taken.

It mainly stops them climbing, which is a more honest claim than the one usually made. Coil contamination reduces heat transfer gradually, so efficiency erodes with no obvious symptom and you simply pay more each month for the same comfort.

Cleaning coils, correcting charge and restoring airflow recovers performance that was lost invisibly. It does not make the system better than it was when new.
