Cooling and heating for the nation's oldest city, from colonial-era streets downtown and in Lincolnville to Davis Shores, Anastasia Island, Vilano Beach and St. Augustine Shores. AC repair, HVAC replacement, ductless options and 24/7 emergency service.
St. Augustine HVAC
Total Comfort provides AC repair, replacement and maintenance and complete HVAC service for homes and businesses in St. Augustine, Florida. We are a state-licensed HVAC contractor (CAC029376), based in Ormond Beach and working on this coast since 1976.
St. Augustine asks more of an HVAC contractor than most Florida cities. Its oldest houses were designed for sea breezes, high ceilings and shaded porches, not ducted central air, so cooling them well usually means working around the building rather than through it. A few minutes east across the Bridge of Lions, homes on Anastasia Island trade that problem for another: salt air that wears out outdoor equipment years ahead of schedule.
Then there are the mainland neighborhoods that grew up in the decades after the Second World War and the newer subdivisions off US 1 and State Road 16, where the main concerns are aging equipment, tired ductwork and summer humidity. This page explains what we see in each part of the city and links to every service we provide here.

In the historic core, the equipment is rarely the whole story. Systems added to older homes often run through crawlspaces, closets and attics never meant to hold ductwork, and leaks or tight bends starve the far rooms of air. On the island and the beaches, the Atlantic is the issue: salt spray corrodes outdoor coils and electrical contacts. On the mainland, many systems are simply at the end of their working life and humidity exposes every weakness.
| What you notice | Historic downtown and Lincolnville | Anastasia Island, Davis Shores and Vilano | Mainland neighborhoods |
|---|---|---|---|
| Back rooms or upstairs stay warm | Long, leaking or kinked retrofit ducts | Coil corrosion cutting capacity | Undersized return or aging blower |
| Musty smell or damp feel indoors | Moisture from crawlspaces and older construction | Short cycling in humid coastal air | Dirty coil or slow condensate drain |
| Outdoor unit rusting or noisy | Unit tucked into a tight courtyard with poor airflow | Salt damage to cabinet, fins and fan motor | Worn fan motor or failing capacitor |
| Bills climbing every summer | Conditioned air lost through duct leaks | Corroded coil working harder each season | Older low-efficiency equipment nearing replacement |
Patterns our technicians look for first. Every system is tested before a repair is recommended.
Neighborhoods We Serve
Four parts of the city, each with its own building stock and its own HVAC priorities.
Masonry, wood-frame and Victorian-era homes where systems were added later and space for equipment is tight.
Ocean and Matanzas River exposure on both sides, so outdoor units need more attention here than anywhere else in the city.
Beachfront and riverfront homes reached by the Vilano Bridge, with salt and wind from the ocean and the Tolomato River.
Established subdivisions and newer communities where aging equipment and humidity control are the usual priorities.
Older And Historic Homes
What we look at before recommending anything for an older or historic property.
If the current runs can be sealed, insulated and rebalanced, that is usually the least invasive and least costly fix.
Mini-split heads need only a small line-set opening, so plaster, beams and trim stay intact.
Equipment placement on the property is planned early, with airflow, noise and appearance from the street in mind.
Older homes breathe, so humidity control protects wood, plaster and furnishings as much as it improves comfort.
How We Work
Clear answers, a written price and no surprises on the invoice.
Phone 386-361-5500 or use the form below. Emergency calls are answered day and night.
Refrigerant pressures, electrical parts, airflow, ducts and drains, so the real cause is found.
We explain the fault and the cost in writing. Nothing is replaced until you say yes.
Common parts travel on the truck. Installations are load-calculated and permitted to code.
The system is tested under load and you get advice suited to a downtown, island or mainland home.
Common Questions
Yes. We repair, replace and maintain air conditioners and heat pumps throughout St. Augustine, including the historic downtown, Lincolnville, Davis Shores, Anastasia Island, St. Augustine Beach, Vilano Beach and St. Augustine Shores. See AC repair.
Yes, 24 hours a day, 7 days a week. Our shop is in Ormond Beach, so when you call we give you a realistic arrival time up front. See emergency AC repair.
Start with what is already there. If existing ducts can be sealed and rebalanced, that is usually the gentlest option. Where ducts cannot be added without cutting into walls and ceilings, a ductless mini-split system cools room by room through a small opening for the refrigerant lines.
At least twice a year, with the outdoor coil cleaned and inspected each time. Salt air corrodes coils gradually, and catching it early protects efficiency and helps avoid refrigerant leaks. See coil cleaning and service plans.
Usually moisture: a dirty evaporator coil, a slow condensate drain, damp ductwork in a crawlspace or a system that does not run long enough to dry the air. We find the source first; the fix may be cleaning, a drain repair or whole-home dehumidification.
Yes. We size each system to the home with a load calculation, account for salt exposure on coastal properties, handle permitting and explain the options and financing before you decide. See AC installation.
Yes. We work on restaurants, retail shops, offices and other commercial properties, including rooftop units, split systems and service agreements. See commercial HVAC.
