One guide to HVAC service and AC repair in every corner of the county, covering air conditioning, heating, ductwork and indoor air quality, from St. Augustine and the beaches to Ponte Vedra, Nocatee, World Golf Village and Hastings.
St. Johns County HVAC Guide
Total Comfort is a Florida state-licensed HVAC contractor (CAC029376), headquartered at 1345 US Highway 1 N in Ormond Beach, that has served the northeast Florida coast since 1976. We handle AC repair, installation and maintenance plus full HVAC service for homes and businesses throughout St. Johns County.
This page is the starting point for all of it. Below you will find every service we provide in the county, the communities we cover and how their systems tend to fail, answers to the questions St. Johns County homeowners ask us most, and a direct line to book.
The county is one of the fastest-changing places in Florida, and its housing tells that story. Some of the oldest homes in the country sit a short drive from brand-new neighborhoods along County Road 210 and State Road 16, with beachfront condos and rural farmhouses in between. A system that suits one of those properties can be the wrong answer for the next, so every job starts with where the home is, how old it is and what the air around it is doing to the equipment.

Repair, replacement and upkeep for central air systems of every age and brand.
Most homes in the county heat and cool with the same heat pump, so it works hard all year.
For allergies, musty smells and air that feels damp even when the thermostat is satisfied.
Getting conditioned air to the right rooms, in the right amount, at the right time.
Keeping customers, staff and stock comfortable without interrupting the working day.
Planned maintenance keeps small faults small, and financing spreads the cost of a replacement.
Communities We Serve
The county splits naturally into eight areas. Find yours to see what our technicians check first there.
The county seat and its historic neighborhoods, where central air was added long after the homes were built and ductwork is often the weak link.
St. Augustine Beach, Crescent Beach, Butler Beach and Summer Haven, where ocean salt reaches outdoor units directly.
The A1A corridor between the Tolomato River and the ocean, exposed to salt and wind from both sides.
Sawgrass, Marsh Landing and the Intracoastal waterfront, with larger homes, multiple systems and zoning.
Nocatee, Twenty Mile, Beachwalk and Durbin Park, newer construction where correct setup and maintenance matter most.
Established northwest suburbs near the St. Johns River, with mature trees, larger lots and systems now reaching replacement age.
World Golf Village, Murabella and the communities along State Road 16 and International Golf Parkway.
Rural homes, farm properties and Flagler Estates, where humidity, dust and longer drive times shape the plan.
Local Diagnosis
The same complaint can have three different causes depending on where in the county you live. Along the ocean and the Intracoastal, airborne salt corrodes the aluminium fins and copper tubing of the outdoor coil, so efficiency slips long before anything visibly breaks. In the newer north county neighborhoods, tightly built homes and high-efficiency equipment are less forgiving of an incorrect refrigerant charge or a poorly balanced duct system. Inland, long humid summers, tree cover and dust put the pressure on airflow and condensate drainage.
| What you notice | Beaches and Intracoastal | Nocatee and north county | Inland and west county |
|---|---|---|---|
| Cooling fades on the hottest afternoons | Salt-corroded condenser coil | Incorrect refrigerant charge | Coil clogged with dust, pollen or debris |
| House feels sticky at the set temperature | Oversized unit short cycling | Airtight home needing dedicated dehumidification | Slow drain or low airflow over the coil |
| Some rooms never cool down | Leaking ducts in a hot attic | Zoning or balancing not set up for the layout | Crushed or undersized duct runs |
| Water near the indoor unit | Blocked condensate line | Drain pan or float switch fault | Algae build-up in the drain line |
These are common patterns, not a diagnosis. A technician confirms the actual cause before recommending any repair.
Our shop is in Ormond Beach, so St. Johns County is the northern part of the territory we cover rather than the centre of it. Installations, replacements, maintenance agreements and scheduled repairs are booked across the whole county. For an urgent call from the far north end, phone first and we will give you a realistic arrival time before you commit, rather than promise a window we cannot meet.
Call 386-361-5500 for an honest answer on timing.
How We Work
A clear process, and nothing replaced until you have approved the price.
Call 386-361-5500 or send the form below. Emergency calls are taken around the clock.
A licensed technician checks pressures, electrical parts, airflow and drainage to find the real fault.
You see what failed and what the fix costs before any work begins.
Repairs are finished on the spot when the part is on the truck. New systems are sized and permitted to code.
The system is run under load and you get a maintenance plan suited to your part of the county.
Common Questions
The whole county: St. Augustine, St. Augustine Beach and Anastasia Island, Vilano Beach, Ponte Vedra Beach and Palm Valley, Nocatee, St. Johns, Fruit Cove, Julington Creek, World Golf Village, Hastings and the rural west county. Scheduled work is booked county-wide; for emergencies in the far north, call first for a realistic arrival time.
Yes. Emergency AC repair runs 24 hours a day, 7 days a week. Because our shop is in Ormond Beach, we will always tell you an honest arrival time when you call. See 24 hour emergency AC repair.
Salt carried on the ocean breeze settles on the outdoor coil and slowly corrodes the fins and tubing. The unit keeps running, but it moves less heat each season until it struggles on the hottest days or develops a refrigerant leak.
Regular coil cleaning and an inspection at each tune-up slow the damage, and coastal replacements should be specified with corrosion in mind.
Yes. Newer high-efficiency systems are built to tighter tolerances, so a small loss of refrigerant, a dirty filter or a slow drain affects comfort and running cost sooner. Twice-yearly maintenance also keeps a record of service, which manufacturers commonly ask for when a warranty claim is made.
An air conditioner removes moisture only while it runs long enough over a cold coil. An oversized system that cycles off quickly, low airflow or a very airtight home can all leave the air cool but damp. The fix may be a repair, a setup change or a whole-home dehumidifier.
It depends on the age of the equipment, the cost of the repair and the condition of the coil and ductwork. We give you the repair price in writing first. If replacement makes more sense, we explain why and quote the options, and financing is available.
Yes. We service and replace rooftop units, split systems and VRF systems for offices, retail, restaurants, medical offices and storage facilities, and offer service agreements for property managers. See commercial HVAC.
