Idle Time Is The Problem

In northern climates a furnace runs daily all winter. In Florida it may sit unused for most of the year, and that extended downtime is exactly what causes corrosion, dust accumulation and electrical degradation inside the equipment. Nothing announces itself while the system is off. It all surfaces at ignition.

So a furnace tune-up here is not the same product as a northern one. It is a readiness check on equipment that has been sitting in humidity for months, and low usage is the argument for it rather than against it. A furnace that ran daily would at least tell you when something changed; one that sits silent tells you nothing until the moment you need it.

It is also the one maintenance visit on this site with a genuine safety function attached. Carbon monoxide testing, heat exchanger evaluation and venting inspection are things you cannot perform or observe yourself, which is a different proposition from a visit that mostly cleans and adjusts.

None of these are visible while the system is off, which is the entire reason the visit exists.

Burner Contamination

Dust and debris settled on burners affecting combustion. Cleaning them is routine; leaving them is how combustion becomes inefficient or incomplete over a season.

Flame Sensor Corrosion

Corrosion on the sensor that confirms a flame is present. It is the single most common reason a Florida furnace lights and immediately shuts itself down again.

Ignition And Relay Wear

Ignition component wear and electrical relay degradation, both accelerated by humidity sitting on contacts through a long off season.

Venting And Heat Exchanger

Blocked or restricted venting, and heat exchanger corrosion. These are the safety findings, and the reason this is a measured inspection rather than a visual one.

Worth knowing: two things here are yours to do and we are not going to charge you for them. Change the filter on schedule, and keep the area around the furnace clear of stored items, which is both an airflow problem and a fire one. The Checklist

What The Tune-Up Covers

Twelve checks, grouped. The last step is the one that decides whether the visit is finished.

STEP 01

Burners And Flame Sensor

Burners cleaned and the combustion chamber inspected, then the flame sensor tested and cleaned. Cheap attention now, a no-heat call avoided later, and the most common Florida furnace fault dealt with.

STEP 02

Ignition And Gas Pressure

Ignition verified through its full sequence rather than just at start, and gas pressure measured and adjusted to manufacturer specification rather than left where it happens to sit.

STEP 03

Draft Inducer And Pressure Switch

Draft inducer motor inspected, since draft has to be established before safe ignition, and the pressure switch tested, because it is the safety that confirms the draft is actually there.

STEP 04

Venting, Exchanger, Temperature Rise

Venting inspected for blockage or restriction, heat exchanger evaluated for corrosion or cracking, and temperature rise measured, which is how correct firing and matched airflow are confirmed.

STEP 05

Blower, Electrical, CO Test

Blower motor and airflow tested, electrical components inspected under operating conditions, then carbon monoxide safety testing before the visit is complete and the findings written up.

Carbon monoxide testing, heat exchanger evaluation and venting inspection together confirm the system is safe, and they are the parts of the visit you could not carry out or verify yourself.

It is the difference between the air entering the furnace and the air leaving it, and manufacturers specify an acceptable range for each model.

Measuring it reveals whether the furnace is firing correctly and whether airflow matches the heat being produced. Too little airflow and it overheats; too much and it underperforms. It is a measurement rather than an opinion, which is rather the point.

You can and should change filters on schedule and keep the area around the furnace clear of stored items. Those are free, they matter, and we would rather you did them than paid us to notice they were not done.

Beyond that, this equipment involves gas pressure, combustion and venting, and the meaningful checks require instruments and licensing. Burner cleaning, gas pressure adjustment and heat exchanger evaluation are not DIY territory on a fuel-burning appliance.

Yes, though the checklist differs. No burners, no gas pressure, no combustion testing, and none of the carbon monoxide risk.

Electric systems need heating elements, sequencers, relays, blower motor and airflow inspected, and because they draw heavily the electrical connections matter. Idle-season corrosion affects them just as much, so annual service is still worthwhile.
