Indoor air quality in Florida is a humidity problem before it is a dust problem. Because air conditioning runs close to year-round, indoor air passes continuously through the HVAC system, and where moisture accumulates, the coil and air handler become where microbial growth starts. The ductwork then distributes it through the building.

There is a trap worth knowing about before you spend anything. Fitting high-efficiency filtration or purification without evaluating airflow first raises static pressure, which reduces cooling performance, hurts humidity removal and shortens blower life. A denser filter is not automatically a better filter. You can end up with cleaner air and a worse system.

Signs Of An Air Quality Problem

Musty Smell From Vents

A musty or mould-like smell when the system runs points to growth inside the coil or air handler. The ductwork is then distributing it, which is why it arrives with the airflow rather than lingering in one room.

Dust Despite Cleaning

Persistent dust returning days after cleaning usually means filtration is not matched to the building, or that particles are bypassing the filter around its edges entirely.

Worth knowing: indoor air quality is the easiest category in this trade to oversell, because the product is invisible and the promise is hard to disprove. Ask for the static pressure reading taken before the recommendation, and ask what it will be after. If nobody measured anything, you are buying on faith rather than on evidence, and that applies to us as much as anyone.

What We Assess Before Recommending

Humidity And Moisture Load

Indoor humidity measured and the building's moisture load assessed, because sizing dehumidification is a calculation rather than a preference and an undersized unit simply runs constantly.

STEP 03

Air Handler And Coil

Condition inspected directly. If growth has already established on a damp coil, purification treats the cause. Anything downstream of it is masking an odour rather than removing its source.

STEP 04

Duct Airflow Balance

Air distribution checked, because equipment that cleans air still cannot deliver it to rooms the ductwork underserves, and those are usually the rooms people are complaining about.

Ventilation, Then Specify

Whether the building needs controlled fresh air, which tightly sealed modern construction frequently does and rarely has. Only then do we recommend equipment, and only what the findings support.

Sometimes, and sometimes it makes things worse. A denser high-efficiency filter restricts airflow, and fitting one without checking static pressure can reduce cooling performance and strain the blower.

Filtration has to be matched to the airflow the system actually has. It also does nothing at all for humidity, which in Florida is usually the larger half of the problem.

Because something is growing where moisture collects, typically the evaporator coil or inside the air handler, both of which stay damp in Florida humidity.

The system then distributes that air through the ductwork, which is why the smell arrives with the airflow. UV coil purification treats the surface where it starts rather than masking the odour downstream of it.

Coil purification treats the damp coil surface where growth establishes. Air purification treats air moving through the system. Which suits a property depends on whether the problem is at the source or in circulation, which is what the inspection determines.

Often yes, and it is counterintuitive. Newer construction is tightly sealed for efficiency, which is good for energy bills but leaves no controlled path for fresh air, so indoor air goes stale and moisture accumulates.

Energy recovery ventilation introduces outdoor air deliberately while limiting the energy penalty of doing so, rather than leaving it to whatever leaks in.

Badly specified equipment can, and this is the honest risk of the category. Adding restrictive filtration or purification without evaluating airflow raises static pressure, which reduces cooling capacity, hurts humidity removal and shortens blower life.
