Running HVAC across a facility is an information problem before it is a mechanical one. Most of the pain in the role comes not from equipment being difficult to fix, but from not knowing what is installed, how old it is, what state it is in, and therefore what is going to land in the budget without warning.
Florida makes that worse in a specific way. Systems here run close to continuously rather than seasonally, so wear accumulates faster than manufacturer service-life figures suggest and faster than northern benchmarks imply. Common Questions
With an audit, and it is more common than you would think. Plenty of well-run facilities have inherited buildings where nobody can say what is on the roof or when it was last touched.
The output is a register: make, model, age, condition and service history per unit, per building. That single document turns an unpredictable run of failures into something you can put in a budget and defend. You keep it whether or not we do any subsequent work, because a contractor holding your asset data hostage is not a relationship worth having.

Manufacturer service-life numbers and national benchmarks assume seasonal operation. In East Central Florida systems run close to continuously, so wear accumulates faster, and on coastal sites salt corrosion shortens it further. Rather than quote you a number that would be misleading, we would rather assess your actual equipment in its actual location. Condition beats averages every time on a capital plan.
Often partly, and the cheap checks come first. Dirty condenser and evaporator coils, failing capacitors, refrigerant charge drift and clogged filters all raise consumption while the building still feels fine.
After that it is usually controls rather than equipment: systems running longer than occupancy requires, zones fighting each other, or a strategy set up for a building that has since been reconfigured. We would look at those before proposing new plant, because efficiency upgrades sold on top of an uncalibrated system rarely deliver what the projection promised.
Yes, and we would rather agree realistic response targets than impressive ones. Agreement holders are prioritised for emergency dispatch, and scheduled work is committed to dates rather than left open.
What we will not do is sign a response time we cannot consistently meet across the whole service area. If your requirement is tighter than we can honestly deliver at a particular site, we will say so at the tender stage rather than after the first missed window.

The mechanical design is rarely recalculated afterwards, which is why so many post-refit complaints get blamed on equipment that is working correctly. A load recalculation and rebalance is a small job with a high hit rate.
