Why This Page Exists
Most HVAC advice online is either too vague to use or written to sell something. This is the plain version: what actually goes wrong in Florida, and what a competent diagnosis looks like.
HVAC is an awkward purchase because the person diagnosing the fault is usually the person selling the fix. That is not a reason to distrust contractors, but it is a reason to understand enough to follow the reasoning. If someone recommends a replacement and cannot explain what failed, what refrigerant the system uses and what the next likely fault would cost, that is worth pushing on.
None of what follows requires you to be technical. It is the same explanations our technicians give at the door, which we would rather you had before a quote than after one.

Florida is not one climate. A condenser in Ponce Inlet fails from salt corrosion; one in DeLand fails from leaf litter and a blocked condensate drain; one in Casselberry struggles because a 1960s return was never sized for the system now attached to it. The Questions We Get Most
Cooling and dehumidifying are separate jobs, and a system can do the first well while barely doing the second.
Usually it is one of three things. An oversized system reaches temperature quickly and shuts off before it has pulled moisture out of the air. A dirty or damp evaporator coil has lost dehumidifying capacity. Or leaking return ducts are drawing humid air in from the attic faster than the system can remove it. All three are diagnosable. Where a house genuinely needs more than the air conditioning can manage, a whole-home dehumidifier is the right answer rather than a bigger air conditioner, which would make the cycling worse.
Not by age alone, which is the shortcut most often used to justify a replacement.
Four things actually matter: what failed and what that costs to fix; what refrigerant the system uses, since older refrigerants are increasingly expensive; the repair history, because three repairs in two years is a pattern rather than bad luck; and what the next likely failure would cost, since a working compressor on a twelve-year-old system is a different situation from a failing one.
A contractor who cannot walk you through those four is guessing or selling. It is entirely reasonable to ask for the reasoning in writing.
Possibly, but airflow is the more common cause and the two get confused constantly. A coil freezes when it gets too cold, and it gets too cold when not enough warm air is passing over it.
So check the filter first, then whether returns are blocked or rooms closed off, then whether the return is simply undersized for the equipment. Low refrigerant can freeze a coil too, but refrigerant is not consumed in normal operation, so low charge means there is a leak to find. Anyone who tops it up without identifying why it was low is selling you the same repair again next year.
Usually not. That symptom points at distribution rather than capacity, and adding capacity often makes it worse by shortening run times.
The usual causes are a stuck zone damper, a system drifted out of balance, a long or leaking duct run losing capacity before it arrives, or a thermostat satisfying from a different part of the house. All are diagnosable and considerably cheaper than a replacement. Ask for airflow to be measured room by room before accepting a quote for new equipment.
Yes, measurably, and it is the main reason a beachside system does not last as long as an identical one a few miles inland. Salt attacks the aluminium fins and steel cabinet of an outdoor condenser, and corroded fins cannot reject heat properly.
Two things help substantially. Rinsing the outdoor coil on a schedule slows it considerably, and coated coils are worth specifying at replacement rather than after. Worth knowing the other way round too: heavy visible corrosion does not automatically mean replacement, because the compressor and refrigerant charge may be perfectly sound. Ask for the condition to be assessed rather than judged on appearance.
Five questions, and the answers tell you a lot.
What exactly failed, and can you show me? Is the price in writing before work starts? If you are recommending replacement, how was the size calculated? Are you licensed and insured, and what is the licence number? And do your own technicians do the work, or is it subcontracted?
